Is this what my payment will actually be?

It is a math estimate built from the numbers you type, nothing more. Your real payment depends on the rate, loan program, taxes, insurance, and closing details a licensed lender confirms for your specific situation, in writing.

Why doesn't this tool suggest an interest rate?

Because we are a real estate brokerage, not a lender. Maureen Cappallo is a Texas broker, not a loan officer, and quoting rates is a lender's job under Texas law. When you are ready, we make one introduction to the right lender for your situation and they give you your real rate.

Where do I find the property tax number for a home?

Every DFW county publishes it. Look the address up on the county appraisal district website (Collin, Denton, Tarrant, Dallas, Ellis, Kaufman, Rockwall, or Grayson) and use the most recent total tax amount. New construction is trickier because the first bill often reflects land only, which is a conversation worth having before you commit.

What is different about a VA loan?

For eligible veteran families, a VA loan can allow zero down with no monthly mortgage insurance, which changes the monthly math meaningfully. There is a one-time funding fee with its own rules. We have walked 600+ veteran families through this; a VA-experienced lender confirms your entitlement and your exact numbers.
